Can foreigners buy property in Costa Rica?
Yes, generally. Article 19 of the Constitution establishes equal individual and social rights for foreigners, subject to constitutional and legal exceptions. A beautiful terrace can make this decision feel obvious. Then you remember schools, medical appointments, groceries, and who will clean the pool while you are away. Those details belong in the search from the beginning.
Tell us your comfortable purchase budget, intended use, preferred areas, timing, and financing needs. Include the things you would find difficult to compromise on: reliable internet, manageable stairs, beach access, a guest apartment, or proximity to services.

Make remote viewings answer practical questions
Ask for a continuous walkthrough alongside the attractive photographs. See the approach road, parking, entrance, room connections, outdoor spaces, and neighboring properties. Ask when the footage was recorded and what has changed since then.
A good remote viewing should help you answer:
- How does the route feel from the public road to the house, including slopes and the final stretch?
- What can you hear on the terrace with the music turned off?
- Where are the neighbors, and how private are the spaces you will actually use?
- What water supply, internet service, and backup arrangements are reported, and what can be documented?
- What condition are the roof, drainage, air conditioning, pool equipment, and recently repaired areas in?
- What furnishings are included, and who will manage maintenance when you leave?
Record the answers and outstanding questions for each candidate. A video cannot establish legal access or replace a technical inspection, but it can make your eventual visit more productive. The sunset is welcome to appear after the utility room.
Compare the shortlist before planning the trip
Compare asking price, condition, ownership type, total costs, and suitability for your plans. For an income property, request operating records and review our rental income questions. An advertised nightly rate is one input, not an annual cash flow statement.

Ask your attorney to explain the deposit, escrow instructions, due diligence period, financing conditions if applicable, documents the seller must supply, closing arrangements, and the consequences of proceeding or withdrawing. Clarify how deadlines are measured and what requires written notice.
Keep one shared schedule showing who must deliver each item and when a decision is due. If more time is needed, discuss a documented extension before the deadline expires. The appropriate timetable depends on the property, financing, and work required.
Give each professional a clear role

- Your property advisors: compare suitability and pricing, request information, organize viewings, and coordinate the transaction.
- Your attorney: reviews ownership, seller authority, registered obligations, transaction structure, permits and use restrictions as appropriate, and the contract.
- Your surveyor and inspector: investigate boundaries, site conditions, construction, and systems within their respective assignments.
- Your accountant and lender: assess tax and ownership implications or financing requirements relevant to your plans.

Coordinate escrow, signing, and the handover
Choose your attorney and discuss a qualified independent escrow provider, subject to the parties’ agreement. Secure Title Latin America describes its Costa Rica escrow service as holding and releasing funds under agreed instructions. Escrow does not replace the legal or physical review.
Request onboarding requirements and source-of-funds documentation early. Before wiring, confirm account details directly with the provider using a previously verified contact method. Independently reconfirm any change to payment instructions. This is ordinary transaction discipline for a substantial international payment.
If you cannot attend closing, ask your attorney to establish the appropriate signing arrangements well in advance. Lang’s closing guidance explains that a power of attorney may be possible subject to Costa Rican formalities. The route depends on your ownership structure and circumstances.
Arrange possession, keys, utilities, management, and a final condition check. Ask the closing attorney for confirmation of the transfer and follow-up registration. Keep the documents together so ownership begins with an organized handover.

Do I need Costa Rican residency to buy a home?
Generally, no, when purchasing ordinary privately titled property. Special land regimes, including maritime-zone concessions, require separate legal analysis. Your attorney should confirm the specific rights and transfer requirements.
Can I complete the purchase without traveling for closing?
It may be possible using an appropriately prepared power of attorney or other arrangements your Costa Rican attorney confirms. Establish the required formalities early; a video call alone does not replace the legal signing process.
