Give the evaluation a reliable starting point.
You can begin without assembling a full legal file. Tell us what you own, how it works, and what you want the sale to achieve.
- Location and property type: town, district, and a map reference; home, condominium, land, or a property with several buildings.
- Component scope: main-home bedrooms and bathrooms, separate guest units, covered spaces, and approximate land and construction areas. Identify which figures come from documents and which are estimates.
- Condition and inclusions: recent photographs, major improvements, known issues, and the furniture or equipment you intend to include.
- Ownership and existing instructions: the broad ownership arrangement, current marketing, and any agreement or restriction that could affect representation. Sensitive documents can follow through an agreed private channel.
- Your priorities: timing, occupancy, access for visits, and whether you will manage the sale from Costa Rica or abroad.
From the property to a market strategy.
- 01
Understand the property.
Discuss its setting, condition, layout, component areas, and likely buyer fit. Agree access for a visit or further review and identify information that still needs confirmation.
- 02
Compare the relevant market.
Consider similar properties, competing asking prices, available transaction evidence, location, access, construction, and amenities. An advertised price is an asking price; it does not establish a completed sale.
- 03
Prioritize preparation.
Separate useful maintenance and presentation work from expensive changes that need a stronger reason. Decide what to complete, document, or disclose before bringing the property to market.
- 04
Agree representation.
Discuss the asking-price strategy, property presentation, showing arrangements, communication, and marketing scope before signing the listing agreement.
Leave the discussion with clearer decisions.
Our evaluation discussion explains the recommended asking-price strategy and the comparable evidence, assumptions, and property details behind it. It also identifies preparation priorities, missing information, and a proposed presentation and representation plan.
Agree the format and next review stage with your advisor. The evaluation supports pricing and marketing decisions; it is separate from a formal appraisal required by a lender, court, or another institution. It does not guarantee a sale price or a completion date.
Make the marketing scope explicit.
The listing agreement establishes representation, compensation, accepted asking terms, and the services and expenses included. For exclusive properties accepted into the Costa Rica Sotheby’s International Realty portfolio, the agreed plan may include professional photography, video, written presentation, relevant platform distribution, and network exposure.
Choose the media and channels appropriate to the property and the owner’s instructions. Public exposure, private information sharing, paid services, and access for showings should be agreed before they begin. Neither publication nor an international affiliation guarantees buyer demand or a sale.
Evelyn and Justin coordinate property inquiries, showings, negotiations, and the transaction conversation within the agreed representation. Your attorney and other independent professionals perform their respective legal, tax, survey, inspection, and escrow work.

Jardines del Cauce, Bijagual.

The presentation brings together a main residence, separate guesthouse, glass-roof casita, and established gardens. Its component descriptions distinguish the homes from the greenhouse and make the remaining casita questions visible.
A sequence of real photographs, English and Spanish narratives, and the supplied silent film help a buyer understand the setting before asking for a viewing. Evelyn and Justin are the named property contacts. This is a public marketing example; it does not establish a completed sale or a project built by either advisor.
