Your Costa Rica property may be worth more than a casual online comparison suggests. It may also be competing against better prepared homes at a lower price. The useful question is which conclusion the evidence supports.

How do you determine what a Costa Rica property is worth?
Begin with relevant comparable properties, distinguish asking prices from verified sale evidence, inspect the property’s condition and usable features, and review the facts affecting a buyer’s intended use. Income properties also need an operating record. Then establish a supported range and a marketing strategy suited to your timeline.
The result should include what is known, what is uncertain, and what would justify a premium. A valuation with no room for uncertainty can look wonderfully precise while telling you very little.
Four numbers that should not be confused

For an existing appraisal, read beyond the final number. CFIA’s appraisal review guidance emphasizes checking the property, purpose, date, and underlying analysis when opinions differ. A marketing assessment and a formal appraisal serve different needs.
Choose comparisons a buyer would actually consider
A nearby listing is not automatically a comparable. Start with the likely buyer: a family seeking a manageable home, an investor seeking several rental units, or someone buying privacy and a particular view. Each is comparing a different set of alternatives.
Record location, access, land and construction areas, age, condition, layout, services, recurring costs, and inclusions. Identify whether each reference is advertised, under contract, or sold with verifiable details. Duplicate advertisements are one property, not several independent data points.
When reliable closed-sale information is limited, say so. Asking prices describe competition; they do not prove what buyers will pay. Avoid presenting an average of unrelated advertisements as a market verdict.
Price per square meter can help check a comparison, but it needs context. A large sloping parcel and a smaller usable site may solve different problems. Covered terraces, unfinished space, guest houses, and interior living area should also be described consistently.
Make the case for the property’s premium
Distinctive design, privacy, an exceptional outlook, a practical layout, or a well documented income stream can strengthen positioning. The task is to show why those features matter to the intended buyer and how competing properties differ.
Improvement costs belong in the discussion, but money spent and value added are different questions. A buyer may appreciate your renovation without reimbursing every design decision. A beautifully chosen fixture still needs to live in a competitively positioned home.
For land, focus on the use the buyer can reasonably evaluate. Have the appropriate professionals assess access, boundaries, utilities, permitted use, and any restrictions relevant to the advertised opportunity. A proposed subdivision should be described as a proposal until its feasibility and approvals are established.

A hypothetical comparison that changes the conversation
Imagine three homes advertised at $550,000, $600,000, and $650,000. Their average asking price is $600,000. That arithmetic does not establish the value of a fourth home.
Suppose the $550,000 alternative needs substantial work, the $600,000 home includes a separate apartment, and the $650,000 property has a materially different outlook. Before using them, establish which features match your property, whether the information is current, and whether any sale price is verified.
If your home has neither the apartment nor the distinctive outlook, the higher advertisements need explanation before they support your price. If it has a documented advantage the others lack, make that case. This is an illustration of comparison logic, not local market data or a valuation.
For rental properties, bring the operating evidence
Separate gross bookings, owner receipts, operating expenses, and debt payments. Buyers need the period covered, monthly results, personal-use dates, management arrangements, maintenance, and the records supporting the claims.

Set the asking price and agree how to review it
A supported asking price balances the property’s advantages, available competition, and your selling objectives. Leave room to discuss terms, but make the initial proposition credible to the buyers you want to reach.
Agree in advance what you will review: qualified inquiries, completed showings, repeated objections, comparable changes, and offers. Lots of impressions with few suitable inquiries suggest a different issue from strong inquiries that repeatedly end after a showing.
Check the information and presentation before assuming every weak response demands a price reduction. If the campaign is reaching suitable buyers and the same value objection persists, revisit the asking price with evidence. There is no universal percentage reduction or guaranteed time to sell.
