A USEFUL PLACE TO BEGIN
A market evaluation gives pricing and preparation decisions a reason. Agree representation and marketing scope around the property, evidence, and owner’s instructions.
A useful market evaluation connects the property you own with the buyers it could suit, the competition it faces, and the preparation needed before marketing. Start with reliable inputs and a clear selling objective.
Share the starting information
Give Evelyn or Justin the location and property type, approximate land and construction areas, recent photographs, condition, improvements, intended inclusions, and your timing. For a property with several buildings, separate the main home from guest units, terraces, workshops, and other structures.
Tell your advisor how the property is currently marketed and whether an existing agreement affects representation. Explain access for a visit and whether you will be managing the sale from Costa Rica or abroad. Sensitive property documents can follow through an agreed private channel; the first inquiry does not need a complete confidential file.
Understand the pricing discussion
The evaluation considers the property’s location, access, land, construction, condition, amenities, and likely buyer fit alongside relevant comparables and current competition. Ask which evidence is an active asking price and which, if any, is a supported completed transaction.
A nearby property with a larger headline count is not necessarily comparable. A separate guesthouse, an unresolved area figure, or a different ownership arrangement changes the scope of the comparison. Ask how those differences affect the recommended asking-price strategy.
The property valuation guide explains the distinction between a market evaluation and a formal appraisal. A marketing recommendation does not guarantee the price a buyer will pay or the time a sale will take.
Prioritize preparation
Walk through maintenance, access, presentation, and document questions before committing to upgrades. Separate useful work from changes that need a clearer reason. A roof issue, a cluttered room, a missing area breakdown, and a proposed new pool are different decisions.
Agree which details should be confirmed, which conditions should be disclosed, and what the property presentation needs to show. If you live abroad, prepare a reliable access contact and a process for decisions and documents. Use the overseas seller’s guide to organize those steps.
Know what the evaluation discussion gives you
Our discussion explains the recommended asking-price strategy and the evidence and assumptions behind it. It identifies practical preparation priorities, outstanding information, and a proposed presentation and representation scope. Agree the format and next review stage directly with your advisor.
The representation agreement establishes compensation, included services, accepted instructions, and any separate expenses. For an exclusive listing accepted into the Costa Rica Sotheby’s International Realty portfolio, agree the photography, video, written presentation, distribution, and network exposure appropriate to the property. No single media package is promised for every instruction.
Look at a real presentation
Jardines del Cauce in Bijagual combines approved real photography, English and Spanish narratives, a supplied silent film, and distinct main-home and guest-building descriptions. The example shows how the public presentation works. It does not establish a completed sale, a renovation performed by the team, or a guaranteed marketing result.
Evelyn and Justin are the named property contacts. Their seller representation includes direct involvement in inquiries, showings, negotiations, and transaction coordination under the agreed instruction. Independent professionals perform their legal, tax, technical, and escrow work.
Take the next step through one inquiry
Use the seller market-evaluation path and choose either advisor in the existing property brief. Add your property’s location, known facts, open questions, and timeline. That starts a focused conversation about the review and representation your property needs.
Questions to take into your property conversation
Is a market evaluation a formal appraisal?
It supports asking-price and marketing decisions. A lender, court, or other institution may require a formal appraisal by an appropriate professional.
What is agreed before marketing begins?
Agree representation, compensation, accepted asking terms, included services, separate expenses, media and distribution scope, privacy instructions, and access for showings.
